How much for a house extension?

Hiya

Im looking to get a single storey kitchen extension, probably aout 3 meters squared, or slightly bigger, if anyone has had an extension how much did you pay? my dh will be doing all the plumbing/heating work but would need drainage and electrics doing.
Im trying to talk him into it as i hate the conservatory and never use it so would be good to have a rough idea of cost.

we had a quote for similar which came in at around £20k

I was told by lots of trustworthy people to budget on about £1k per m2.

We are paying £9k for a 3mx3m extension with sloped roof and velux, then around another £4k for knocking through into the kitchen, moving the kitchen/hall door, bricking up a door & 2 windows, adding a new window elsewhere, moving the CH boiler, removing an internal wall and totally sorting the resulting new room with utilities, relevelled floor, new walls & skirting and new ceiling.

Boy, that seems like a lot of work when you write it out!

Our single storey extension cost about £22k all in - including plumbing, electrics, flooring, etc. £1k/m2 is a good yardstick but will be largely dependent on where you live.

We were quoted anything from £15k to £45k for ours. Check out this website for some more help.

My mate is a builder, advises to budget £1k per m2 for an extension and then £1k for the roof. This is for Yorkshire but seems to be used everywhere.

Thanks everyone, the prices arn't as expensive as i thought. Looks like i'll be getting the extension next summer!!
