Estate agents coming to photograph my house at 4pm any tips

I am currently hiding my ironing and marking in the car. Fresh flowers bought for every room and decluttered yesterday.

I am on here for 15 minutes on a tea break if you see me on here for too long please tell me to leave and remind me I have a house to tidy.

Take stuff off the back of doors (dressing gowns, bags etc) - they usually close the doors from the 'inside' before photographing.

I forgot about this and my house photos were beautifully minimal and tidy apart from all the shit and clutter hanging off the door hooks!

oh and if you keep your car on the driveway, move it for the photo.

Try to 'dress' the rooms - you know like they do on telly and in magazines.
Like lighting a bit of paper in the fire, just before taking the photo.
Fruit/healthy stuff in the kitchen - nothing else except gorgeous stuff on view -
No tv in the bedrooms -

fresh fruit in the bowl, and place it in the kitchen to brighten and add colour

worktops in kitchen tidy(no boxes/bags/food out0 ironing board away, rowing machines/excersize bikes put in garage not in middle of living room..same goes for motor bikes(yes im telling the truth!), beds pulled over and straightend out nice, no clothes hanging aorund floor/doors/bed/bannister etc, ncie clean/fresh smelling loo, heating on but no too much, nice clean smelling air fresh or get windows open before they come, front and back garden tidy, no rubbihs/old oil cans etc, toys fine as long as they're not overcrowding garden/house, all animal outside and carpets hooveered or bits/animal hairs..IM extensive E if the agent gets a good imnpression he will portray this to veiwers "ooh you should go to see x, i vlued it and is was fab" etc...also all lights on, makes it look warm and inviting and if your wether is like this, its dark in house today, so will make it feel cosy and inviting.better get started

sweep the front of the house - drive / path / pavement etc ie everywhere they will see when standing on the other side of the road to take the 'outside' shot

move bins
also sneakily temporarily move neighbours' bins if they are in the way

check how curtains/blinds / flowers / crap on windowsills look from the outside

clear hallway of shoes, coats etc

stand in the doorway of each room and look properly at what you see

duvet all crumpled? straighten it
books in heap? put them in neat pile
toys all over? hide them, leave 'nice' ones out
kitchen - put big pile of lemons/limes/grapefruits in bowl, cliche, but looks fresh
dining table - bowl/flower arrangement in middle

my house looked so tidy on the photos and now looks like a bombsite but it sold it 2 weeks (for nearly the asking price)

a bit of faffing now will pay dividends imo

Shut the windows at the front of the house before you have the photo taken.

Do you have anyone with a posh car you could borrow. I'm always more interested in a house with a posh car in the drive!

For some reason they have just turned up to photograph the front of the house, as I was not expecting her until 4pm the bins were at the front of the house and I had 3 kids grinning and pulling faces at the window!

Dp says I should phone up the estate agents and ask what is going on and insist they photograph everything at 4pm.

I think if you are not happy with the photos you can make them come back and do them again. When my Dad attempted to sell his house the photos were terrible so Dad took his own and made them use his.

20 Mins to go and all sparkly, all the children and animals are kicked out of the house and I just need to hoover.

the kids were still here when the photos were being taken trying to pose. I don't think it was appreciated.

If the external photos come out dark with grey sky in the background (which is likely today) then make them come back when its sunny. This made a massive difference to our garden pics.

They can doctor the pics anyway to make the sky bluer and grass greener.
