So we are selling our first house, we want to move ASAP so have started to fix things up, freshen up paint and carpets ect, can we get it valued during or best to wait till its looking it's best? Just want to get things moving as soon as we can, also what happens once we get a valuation? Any advise appreciated

Get several local agents round now and ask their opinions on what you could/should to maximise the value. Depending on where you are and the value of the house it may not be worth you spending money on redecorating, etc other than making sure any jobs which need doing are completed and everything is clean, tidy and decluttered. Save your money and effort for your new place.

You can get it valued whenever you want. For what its worth, the estate agents just want your house on the market (as they want the commission) so they will say that all the little jobs etc are not worth doing and that buyers want to put their own stamp on it blah blah blah. Just bear that in mind (personally I'd do the little jobs and get it tarted up before the EAs come round).

You'd usually have 2 or 3 agents come round to give you an idea of what you can market for - they'll all have a cost, details of how they market etc, and you choose whichever one you want to use. Then you'll sign a contract, they'll get the photos done and the sales details (which you normally approve) and then it'll go live!
