Had offer on house and don't want to sell.

Had an offer on the house we are selling and accepted. Thinking we want to keep the house given issues going on. Do we still have to pay EA fee? Our contract says 1.5% + VAT of price achieved and they stated no sale no fee verbally. Contract does not mention any other fees.

No, you only pay the EA once the sale has gone through. You might have to pay some of your solicitor's fee though, if they've already started the conveyancing work.

You might have to pay a fee to the agent , a £100 or so
Just ask them , find out and take your house off the market

Not if its not in the contract. The standard contract we got from our EA said there was a £600 fee if we withdrew from the sale but we just said we wouldn't agree to that and they crossed it out with no issues. Unless it's specially referenced in the contract you're fine.

You'll probably be expected to pay a proportion of the fee since they "found the buyer" and some fees to the solicitor for an abortive sale if they have started the paperwork but sounds like you're in the early stages so shouldn't be so bad

Nothing in contract states we have to pay any fees but the 1.5% of sale achieved. Solicitor has yet to be instructed.

Do it quickly.

Your buyers will be making all sort of plans right now, not knowing that you will be pulling out of the sale. Not fair on them.

Hi thanks for your help we pulled out a week ago now and buyer is informed (buyer was an investor so hadn't planned to move in).
