Sorry me again..

Are these relevant? Which ones should we go for if any? Also it looks to me like if we go for 'plans search' then we don't need the 'floors report' too? Or am I misreading?

Also surveys, I know mortgage company will send someone out but don't they just value the property? Do we need to instruct and pay for a survey (of what? FTB!)

Daft questions I know, sorry!

Get an Environmental search. Flood search probably won't tell you much in addition to an Environmental.

Planning- useful if it's important to you to ensure minimal risk of nearby development

We know that the council are trying to organise a building of some housing at the end of the road, very early stages though from what I can gather though they are trying to get them up in 2017 so say. I'm aware of this. Cant really see that there is bugger all I can do about it tbh.

I really don't think the house is a flood risk. Maybe I'm being stupid but it's surrounded by fields on one side and housing on the others.

Ok will request the environmental.

Oh and one more thing (sorry!) they're asking me to list any "special items" I want them to chase up. I'm worried we don't know enough about this process and what to ask for that we will miss something huge and get a shock when we move in!

Tell them you don't know or understand "special items". They may mean something the sellers have told you, that needs to be checked, legally.

Seems poorly worded; I don't expect my clients to deal with stuff like that

If getting a mortgage, our clients are advised to get the Local Authority, Water & Drainage and Environmental, other searches being optional, but do query it with your own solicitors.

check the flood risk on the environment agency map, and also do some trial insurance quotes. Are there any actual watercourses nearby?

and ask around. Is the nearby housing new? New estates can cause flooding to nearby older properties.
