Does this offer sound ok? Help me secure this house please

Found the perfect house been trying to decide whether to move or not but the house has come up perfect location and I fell in love with it when I viewed it today.
We've accepted an offer and our in a small xhain, the lady selling the 'dream' house has already brought.
It's on for 220k which is slightly high for the street but its extended downstairs so has utility and loo, bigger kitchen.
We need to secure it, it's new on market and if it gets to weekend people will be all over it. I'm thinking if starting at 207 and trying to get it all done and taken off with no more viewings for no more than 215 as it needs new carpets and bathroom.
If I need to get it for 215 would you start at 207?

I think that seems a sensible opening offer. What's the chain like under you though I.e. Has the person buying yours sold theirs etc. As it's so early you can't expect to get a bargain and it's not worth the risk of missing out. Good luck.

Yes really don't want to miss out but mindful of not overspending on it- although it's a house we would live in for years.
People buying ours have sold to first time buyers both have had mortgage in principles xhecked my our agents.

Honestly? If I got an offer so soon, I'd hang on to see if the weekend brought a higher offer as the house is clearly in demand. I expect the agents will be telling her that too, I'm afraid. So I'd be prepared for her to "think about it" for a few days....
