The purpose of a second viewing when you have already had an offer accepted?

Hi all,

We had an offer accepted on a house back in July and since then our buyers dropped out and it's taken us a while to get new ones. Anyway, the people we're buying from were quite happy to wait and now we have new buyers, we can proceed! Hurrah!

The estate agents asked last week if we want to arrange to go and see the property again. I said yes, as we only saw it once very briefly back in July and would like to look in a bit more detail now we know we're buying it! We are certain that this is the house for us so just wondered if there should be any particular purpose to this visit, other than maybe measuring some spaces to determine which fixtures and fittings we want to take/leave when it comes to the move?

We're going on Friday and want to make the most of it. I really don't want to get home and then a week later find out that there was a whole list of questions/jobs I should have done whilst there.

I seem to remember discussing curtains and the loft ladder. Curtains are pretty important as you don't want to be walking around naked for all of your new neighbours to see while you wait for new ones to arrive.

Haha! All of the windows have fancy shutters on them so no worries there for us thankfully!

I would just have another really good look around and make sure you are 110% happy with your decision. I would spend plenty of time in each room and take time to look at every part of the property both inside and outside.

I m sure you have asked most of these questions on your first viewing;
How long has the vendor lived in the property?
Reason why the vendor is moving?
What direction does the sun rise and set?
What work has the vendor undertaken while they have lived in the property?
What are the neighbours like (age/ gender)?
Frequency of bin collections/ recycling?

Check the number of opening windows in each room. Look in fitted wardrobes, cupboards and outbuildings garages/ sheds etc

I would also make sure you walk or drive past the property at various times of the day and night to see exactly what the area is like. Also check with your insurer to see what impact the area has on car insurance and home insurance.

Maybe book a further viewing before you sign/ exchange contracts. You may feel its OTT but it's probably one of the biggest decisions and purchases you will make.

unless it is on Uranus the sun will rise in the east and set in the west, so a fairer question is which way does it face and how much sun does it get? (Overlooked? Trees? Hills?) I saw a place which got no sun at all for six weeks in mid winter, no ta.

age of boiler? Insulation? Sound transmission if not detached? water pressure? Attic boarded? Flooding? Parking? State of electrics?

and yes, run trial insurance quotes.

Whatever you do don't tell the current owner how much "potential" their house has.

Our buyers did this on their 2 1/2 hr (!) second viewing. I was furious.

Did you test it works on your first viewing? Radiators, hot water, pressure from Taps and showers, electrics e.g extractor, waste disposal, windows opening/closing etc

Second all above but also take photo's/video to make easier planning for what you want to do when you're in. Good luck.
