At what stage should I negotiate price of new build?

We are considering a new build house. It is one of 3 similar houses being built but the best plot has gone (biggest garden and 2 parking spaces instead of 1). The 2 plots that are left have smaller gardens, one has a tree in it and only 1 parking space each. I'm thinking of trying to negotiate the price on the house with the tree in the garden.

I've seen a financial adviser this week who has told us we earn enough to afford the mortgage. She's booked us in for 2 weeks time so we can get all the documentation needed to get an agreement in principle.

Should I wait to get AIP before I speak to developers about the price or go in now and try to negotiate price?

New builds are usually over priced so do try for a reduction in price what ever you decide.

Thanks Flux, thats what I thought. I definitely wouldn't be prepared to pay the same price for a house with a smaller garden and 1 parking space. I just don't know whether its worth trying to negotiate now, perhaps I should wait a couple of weeks until AIP is sorted out.
