Look at the amazing difference in price between these two houses on the same road

I can see that house 1 is the better house. But, really, nearly £250,000 better? What do you think?

The more expensive house has much larger rooms. And an extra bathroom.
The less expensive house is decorated in a classic style that some may consider dated (I think it's beautiful - much less IKEA than the bigger house)
They're actually in the catchment area for different schools (Horniman? Really?)

The first house is 1000sq ft bigger. Which actually makes the second one look expensive.

The open plan would pus the price up but to me that's by a ridiculous amount! The less expensive one (I nearly said cheaper one!) does seem smaller inside but I think that's the effect from all the swathes of curtain and netting, darker bulkier furniture and no lights on as opposed to all the extra light the other house is getting with the full length windows, lights on and no net curtains.

ourvye the Horniman is a fabulous, eclectic very child focused museum and gardens in Forest Hill, SE London. I cannot for the life of me imagine why the name could cause any mirth

The first house is, as the previous poster stated, 1000sqft bigger and includes a downstairs loo, 2 bathrooms on the first floor (one en suite) and a large shower room on the second floor.

The bathroom, shower room and kitchen in the second house look cramped and badly designed.

It is bathrooms and kitchens that sell houses after all.

And finally whilst both houses are semi detached, the first one is semi-detached with a large space between it and the next house (if there is any house there at all), where as the second house may as well be terraced as there is not much space between it and the next property over.

Is the larger one further up the hill having better views? I coverted one on that road for ages, it was an upside down house that needed a bit of updating, but the views were amazing. Wanted it so much, but didnt fancy the walk up the hill!

As far as floor space goes, I think the first house has extended at the back as their garden is slightly shorter and they have converted the entire attic space whereas house two have only converted some of the space.

A complete guess but that's what it looks like when looking at the plans.

Well house 1 does state that it is in the catchment area for X primary school, whereas house 2, which is right at the other end of the road, only states that it is conveniently located for X primary school.

Put all those together and the asking price difference is pretty clear.

In fact there is a bit of a "black hole" round that area where you can be painfully close to several fantastic schools - but not close enough to any of them.

Suspect that could be the curse of house 2 - and savvy middle-class buyers with kids will know this...

Not so on the school catchment actually! If anything House 2 is the safer bet for school. House 1 is much bigger and at the "better" end of that road for city views. It seems there is a huge jump in price for houses that size whereas House 2 seems more a "typical" semi size. Both are lovely though! I love that road!

On Street View some of that road looks quite unkempt. I'd want a tidier road for nearly a million quid. And is the London market so bonkers that the House 1 people didn't need to tidy up for the photos?

Looking at the floor plans, the first one is much wider and longer. Better location on the road re views and school. I agree, though, it does seem like a very big difference in price.

Kfh is ridiculous for pricing houses anyway so I wouldn't read too much into it. On a street near us they priced a house that wasn't that much bigger than ours or in that much better a location at nearly 200k more.

And on our street priced a house that was definitely worse than ours at 75k more.

It's agents like this that push up house prices to ridiculous levels!

eastwick it's tough. We live quite nearby. It is by no means one of the more expensive areas of London, although I love living round there. We live in an (admittedly "naice") 3 bed semi. We are 2 reasonably senior lawyers earning a fair old amount between us, and therefore in a better financial position than the vast majority of Londoners. It's madness.

It's funny how 5bedroom can mean very different sized houses. The difference I would guess is due to the size and slightly more attractive exterior (ugly rear dormer).
Our old house was 5 bed and so is this one but in terms of area we are now nearly twice as big as before. The couple we bought from 'downsized' to a small five bed.
Tbh even though I know the ridiculousness of London prices I still think both are silly money and I'm glad I live up north where I get land and a big house rather than an average semi for my money.

I far prefer house 2. Much more character, and the garden is gorgeous.
