Selling your house

How long has your huse been on the market? We have had 6 viewings and positive comments as they have looked around. These haven't turned into offers though. Also AIBU to expect the estate agent to chase viewers for feedback? As you can guess, getting a bit impatient, although only been on the market for 9 weeks.

Houses round here are selling quickly too. Ours was on for 9 days when we received offer for Almost asking price. We also had about 4 viewings before that and always got feedback off EA. I would chase them up, after all you pay them a fair whack when u sell so chase away!

Yes, they should provide feedback - even if they have been unable to talk to the viewers (many never return calls) they should tell you that so definitely tell them you wants feedback.

As someone said above where are you? I am an EA in a tough area where it can still take a year to sell.

Thanks we are in WMids. Nice area, think are pricings right. Spoke to EA today and he says that feedback has been positive, but some comments re being on a busy road!! They know that before they walk through the door. He has suggested that we consider lowering the price, but I think that looks a bit desperate at this stage.IMO

We've been on the market since July. 6 viewings (inc one 2nd viewing) but no offers. Thoroughly depressing. Had to put the price down this week to see if that helps.

All our viewings have been from people in London (30 odd miles away) who are vaguely thinking of moving out of London but don't seem to know what they're after or be very serious about buying.

Sounds like we went on the market at the same time MrsJohnDeere. Yes it is depressing, don't mind keeping it looking "showhome" ready, but I can't believe how rude people can be. One person (bet she couldn't afford it!) even looked in my airing cupboard.

Estate agent suggested we drop the price, but not too keen, as the bit of feedback we have had didn't query the price.

Can I ask, did you drop your price a lot?

Take a look on line. See what you are competing against. Are those selling. Ask your agent how the other similar priced properties are performing. For instance, I have several houses on the market over £500k. I can hand on heart tell my clients it is the market and lack of viewers at that price point. I am not sending out viewers to some and leaving the rest out. There is just a lack of people to view.

On the market for 4 days in July and accepted an offer from our first viewers. We complete next week.

Have you had a look at what's on offer locally in the same price range as you to see if you really are competitively priced?

And what's rude about looking in the airing cupboard? If I'm making the biggest purchase I will ever make in my life you're damn right I'm going over every inch of it before I make an offer.

We dropped from £375,000 to £350,000.

Tbh £375,00 was an optimistic price. We put it on at that expecting 'cheeky' offers of around £350k. Will be gutted if we have to go much lower, but we're so desperate to sell that we'd probably accept anything (job relocation means we have to sell ASAP).

I don't get what's bad about looking in the airing cupboard?? A house is a huge investment, I need to know I can store my stuff adequately Confused

FWiw, in terms of houses we are thinking of buying (we have a short list of 3) they haven't had any viewers other than ourselves in the time they've been in the market (one a year, the others many months). That must be so disheartening (but hopefully puts us in a good bargaining position if we're ever in a position to put in offers).

Mine has been on for just under 3 weeks. We have had 15 viewings, no second viewings and no offers. Most of the comments have been that the garden is too small, others have commented that it needs too much work. One party is interested but need to sell first.

I think it's on at a fair price, any work that needs doing is cosmetic.

Where I am houses around 300k aren't moving but those between 400 - 500 are going very quickly!

Also there is nothing wrong with people looking in airing cupboards - they are making a huge investment!
