Viewers have told me my brochure doesn't show my house off enough

It has been on for 6 months and we have dropped the price recently so have had viewers over the last fortnight. They have all consistently said "Wow, I never expected this, it is fantastic" when coming into the kitchen, they say the details make it look narrow. Also, the upstairs playroom/study is full head height and all were surprised by this too.
I thought the brochure was really very good. What do you think? The kitchen is not a narrow galley type kitchen by the way.
Thanks for any insights.

None of the photos are great they look like someone sat on the floor to take them. Round here the agents use professional photographers is this a possibility as it really makes a difference.

ClaimedByMe · 15/06/2013 20:17

Lovely house but they pictures make it look tiny, there doesn't seem to be enough pictures either, none of any of the bedrooms, I would like to see the shower room and utility room too, I am nosey though!

mum23girlys · 15/06/2013 20:21

I agree with lonecat the photos are all taken at bad angles. House looks really nice though especially the sitting room with the massive windows. I think I would include more of that room as it's a definite selling point. The cover photo of the outside is good but then there's a 2nd photo of the exterior and it just doesn't look as good (sorry!). I think I'd ask for better photos taken on a nice bright day

Best of luck. We sold last year and it's just such a horrible unsettling time when your house is on the market

madabootthehoose · 15/06/2013 20:23

Sad I cannot believe it. I actually paid extra for a premium brochure. Yesterday when one of the viewers said that we must have problems getting folk in I just had that 'doh' moment. I knew that you guys would be able to confirm what I am realising. All the rooms are a good size. I have a gorgeous shower room and asked her to include it and she said too many pictures would be confusing. My bedroom is spacious and bright and the other 2 are good sizes too.

It's a fantastic house but something is not quite right with the pictures. It's a but clattered and untidy (e.g. bathroom cleaner visible), the lighting is not great. It needs to be "staged" a bit IMO.

ClaimedByMe · 15/06/2013 20:27

It was confusing me as there wasn't enough pictures, I had to keep looking at the floor plan and try to work out where all the rooms are, I like the pictures to flow in a way that you are moving through the house.

And there aren't any pictures of the garden, or any good pictures of the garden. I cannot tell how big it is at all

chickensaladagain · 15/06/2013 20:28

I don't understand why there is a picture of the playroom and not the master bedroom?

Very bad angles

I would like to see a pic of the view from your huge windows

ouryve · 15/06/2013 20:29

I can tell by counting the cupboards that your kitchen is a really decent size, but the wide angle lens and heavily used flash over-ride that - most people probably wouldn't think to count cupboards for scale.

madabootthehoose · 15/06/2013 20:31

Yes, I spotted the cleaner when it was in the brochure! I think that the kitchen looks cluttered and it really wasn't. Funny how you see things differently after some comments. I am really pissed off with myself for not really realisin. The printed brochure looks better but most people look at the internet these days.
Thanks for the compliments too. That was another inicator that the details weren't right cos there was 100% agreement (and surprise) that it was a lovely family home

It is really bad isn't it? I am on the drunk thread tonight, think I might have to drown my sorrows Sad I never realised there was none of the garden............ I am really angry with myself! The garden is lovely too. Big, we aren't gardeners but we manage to keep on top of what the previous owner did. It has a lovely stream running through it.

OP posts:
BimbaBirba · 15/06/2013 20:40

Oh my word, you definitely need to show off the stream!

madabootthehoose · 15/06/2013 20:43

I used to sit on my deckchair in it and drink a wine of an evening!!

I don't have to do it ASAP. Really looking properly at the web page is making me think that it is just making things worse. But I have had renewed interest at this price. We had it on at market valuation but dropped 20,000 because no one was viewing.

primallass · 15/06/2013 21:03

There is a picture of the stream. Am I hallucinating?

primallass · 15/06/2013 21:06

I am struggling to find the price on the pdf though.

madabootthehoose · 15/06/2013 21:06

No, I can't see it..... I am going for a look

I think photos of the bedrooms or at least the master bedroom would be a good idea and the view as well. I agree with others though as the angles look a bit funny in some of the photos like the playroom ceiling does look low. The bathroom looks a bit cluttered too.

Sorry :(

On the plus points I love your living room and the kitchen is huuuuge! I also like the bathroom and I'd keep the colour scheme in there :)

Good luck with selling! We're trying to sell at the moment and it just feels like you're in limbo, so fingers crossed!

The stream is on the pdf.

madabootthehoose · 15/06/2013 21:09

The actual brochure is taking ages to download......

OP posts:
madabootthehoose · 15/06/2013 21:15

Yes, it is in the brochure. Looking lovely too!! That is new. I think that a lot of potential buyers are only looking at the first page on the website and are not bothering to download the brochure?
