Thought I'd better start a new thread... smile

CuddyMum Fri 12-Apr-13 11:56:23

Hello Ruby!

Eek - enquiries are in! Hope they're not too complicated!

CuddyMum Fri 12-Apr-13 12:09:19

and because I'm so bloody impatient and it's my last day off for Easter, I've chased Countrywide to see if they've had the request from Nationwide to conduct the Homebuyers survey. She said they would be ringing the EA this afternoon to arrange access. Hopefully, that will take place asap next week. I'm not sure what else I can do to speed things along.

In the meantime, I need to sell my modern dining furniture (as we are having theirs), a trampoline (haven't told my daughter shock) and some gym equipment that I'm fed up of dusting. hmm

wonkylegs Fri 12-Apr-13 12:14:16

Hello new thread
Will come back and read in full soon but currently trying to avoid the stomach churning anticipation of the results of our best & final offers today.... Had nightmares last night that everybody would pull out and there would be none!

CuddyMum Fri 12-Apr-13 12:19:42

Oh, you'll be fine wonky! How exciting that some many people love your house! Will you know by close of play today?

Just had a call from the EA to say that survey is being done next Friday on the house we are buying - glad I chased them up as it was all arranged minutes later.

Now trying to see if my buyers have confirmed what fixtures and fittings they want.

CuddyMum Fri 12-Apr-13 14:00:53

Me again! Solicitor just emailed huge list of enquiries - I only have to answer 3 and to be honest they all look like legal gobbledy gook to me. They haven't confirmed anything re our fixtures and fittings though so that is being chased up. I don't care if they don't want anything - I just need to know and I think legally they have to confirm either way.

Also had the removals quote which thankfully is in line with what I had budgeted!

WireCatWhore Fri 12-Apr-13 14:07:19

Carpet is fitter in the 2 nd bedroom.

I am decluttering ready to take boxes to the self store place tomorrow.

Estate agent coming on Tuesday. Was going to be Monday but its bin day & the front house picture would look awful. Am in a terrace so would see everyone else's black bags. Not to mention I have loads of stuff to chuck. Not to mention all the stuff going to charity shop/British heart foundation/tip.

doglover Fri 12-Apr-13 14:12:32

Well, the house is tidy from yesterday - but will still pop round with the hoover - and the 2nd viewing starts at 4pm. I'll find a couple of cupbaords to tidy to while away the next couple of hours .................... How sad am I?!
I wish the sun was shining - everything looks better when it's sunny - and the garden is still rather waterlogged. I can see every fault with our property at the moment!! wink

WireCatWhore Fri 12-Apr-13 14:14:02

Doglover, I have become so critical of my house.

I'm hoping its ok.

The estate agents that I've had around have said its fine.

Good luck with your viewing.

Movingtimes Fri 12-Apr-13 14:15:19

Good luck for today Wonky. Hope it goes really well for you and you get shedloads of offers.
Cuddy sounds like things are proceeding quite quickly now. Do you mind sharing how much the removal quotes were - have no idea what to budget for this.
Always good luck with the offer. Nailbiting stuff!

EA has let us know that our prospective buyers were basically trying it on with a low offer and can't go any higher. Bloody timewasters! Back to the drawing board, trying to keep the house tidy and wait for more viewings. Have now got the offer in principle sorted after only half a day on the phone to Nationwide though.

Movingtimes Fri 12-Apr-13 14:17:14

Wirecat well done on the decluttering. I am looking around at our house now and I can still see loads of stuff that should really go to the storage unit/charity shop, but I've run out of steam.

Doglover good luck for the viewing!

CuddyMum Fri 12-Apr-13 14:36:35

Removals was £744 inc vat - moving 6 bed house to 5 bed house 10 minutes away. They are going to dismantle and re-assemble the girls' double Ikea beds - hope they're quicker than my husband was - it took him a whole day!

Tau Fri 12-Apr-13 14:43:48

Thanks for the new thread, Cuddymum.

Our new estate agent has been and gone. She talked a lot, had many documents, took measurements and pics, and said our house should be online after the weekend.
A good thing too, because our initial EA has still disappeared off the face of the Earth. I really think they are dead. They are registered with the property ombudsman, so I contacted them to report the issue.

I so so hope we get more viewers and a quick offer! The house we'd like to buy is still for sale, and I want to put an offer on it, get that accepted, and get all this over with asap!

cungryhow Fri 12-Apr-13 14:45:15

Can I join please? Accepted an offer on our house before Easter after mammoth cleaning operation and about 20 viewings. On Monday the agent calls to say the purchasers want to come and have another look as they are not sure about the area angry Of course they pulled out so I am fuming we have wasted the entire easter break and have let the house go to rats again

back to the drawing board and tidying

AugustaProdworthy Fri 12-Apr-13 14:49:06

CUddy - sorry to be nosey but our quote for removals also came into and was about £2k for a full pack.
Is this in line with your experience?

doglover Fri 12-Apr-13 14:52:25

Thanks ladies. An hour to go. I'll disappear witht the dogs at about 3:30pm and keep EVERYTHING crossed. (I'll leave the 2 dds here again to keep their ears open!) smile

AugustaProdworthy Fri 12-Apr-13 14:55:06

sorry just read your post on this! D'oh.
Is £744 for a removal but you are packing?

CuddyMum Fri 12-Apr-13 15:01:07

Yes - we're packing smile

AugustaProdworthy Fri 12-Apr-13 15:02:38

OK, we can't pack with our two small DCs that that may account for large quote. will get someone else round though too.

FreckledLeopard Fri 12-Apr-13 15:26:24

Has anyone dropped the price on their property and how long did you wait before dropping it?

Jaynebxl Fri 12-Apr-13 15:50:42

Cuddy we are in Cambridgeshire... We seem to have our own property micro-climate here... Most things sell quickly.

We were quoted 1300 to pack and move a 3 bed house to a 4 bed house a mile up the road. Seems a lot to me so I'm going to get more quotes.

Thanks guys for the removals heads up. We'll have to start looking into that at some point. To pack or not to pack? I remember it took us long enough 7 years ago out of our 2 up 2 down and we didn't all the clutter or the little one then!

3rd viewing went ok. They weren't as effusive as the people from yesterday but were talking about a second viewing as they left.

Definitely exhausting keeping up with it but I've been working from home today which has helped massively. Don't know how you managed all those viewings cungry!

doglover Fri 12-Apr-13 16:55:01

I'm now home with the dogs and hoping that the phone is going to ring .............................

rubyrubyruby Fri 12-Apr-13 17:06:13

jayneb me too and you are right.
I'm desperate to move but having trouble finding anything.

Hoping ours will sell quickly when we do

doglover Fri 12-Apr-13 17:57:04

Well, viewers made an offer - £25k less than asking price! We obviously declined. The next offer came back at £20k less: we've said that we'll sleep on it but there's no way my dh will accept it. It's going to be ANOTHER sleepless night ................................. confused

CuddyMum Fri 12-Apr-13 18:24:37

Wow, that was quick to offer doglover. They must be keen. Hope you don't have a sleepless night.

I've just complete the three questions and then a further 28! I am assuming that these are pretty standard. One of the questions is that they want me to transfer the double glazing guarantee, pay the fee for this and then provide evidence - erm no - the double glazing was here when we moved in. They also want an indemnity policy to cover unknown convents arising before 1951 - really? The house is only 19 years old. Hope these aren't deal breakers!

I can't wait for all of this to be over - I feel really uneasy and permanently on edge! Back to work on Monday! Good job I've been at home for the last two weeks really.
