i am not expecting to be, but if i was declined for a mortgage, how long would it be before i could apply again, hypothetically tyia

You could apply immediately but if the previous company that declined you put that on your credit record, it might mean other companies are wary. Being declined for a mortgage could be caused by a multitude of factors so, if your credit record was otherwise exemplary, it wouldn't be such a big deal - it depends why you had been turned down in the first place.
