please help me decide a price to tender for Monday dealine

Today I saw a three bed semi up for tender on Monday 9 am.
It is a 1900's victorian semi in a road of mainly terraces, so one of the best houses on the road.
Been in the same family for 55years.
Needs a total refurb. Kitchen, heating, windows. bathroom, rewiring replastering etc.
guide price £185,000
once refurbed should fetch £200,000- £225,000
I guess we could do it up for £25,000.
I have an idea of a crafty low figure for the tender as we are investment buyers and can complete in 4 weeks. Our last purchase was in 19 days!

What do you think the tender should roughly be?

I don't know how much you should offer but I'm impressed you can get all those jobs done for 25k.

I initially thought your £185,000 was for the work - and thought you may have mistyped - 85k would be ball park. 25K for that would be amazing.

Our last property we replaced kitchen, bathroom, rewired and double glazing for £10,000.
We have a good supply of tradesmen so we hope £25,000 would be a good figure.
For the quide price of £185,000 we are thinking of tendering a £150,000 cheeky offer as we can complete quickly.
Just wondered if that was too cheeky?
