Sadly reaching the conclusion that we will be selling up in the next couple of years.

I love my home. It's DH and I's first joint home, on the most perfect street in our area, and while it may not be 'perfect' on paper, it is us. Loving 75% refurbished (was a rental before we bought it) - kitchen and bathroom need doing up - and lots of memories.

However, we both would like to start TTC a second DC in the next three/four years and the flat has very little storage and only two bedrooms. Two DC squeezed into one room and even more stuff means we are going to have to go elsewhere.

I need to bring this place up to scratch for selling, and where I had big plans to remodel the living room and kitchen into a large kitchen/diner/lounge, we now just need to spruce up what is already there. Same with the bathroom.

I feel sad that we won't get to see our plans to fruition, but am also enjoying scouring t'internet for ideas on how to make it sale-able. I know a Snagging List is top priority but feel im going to be on this part of Mumsnet quite a bit over the next two/three years as we save a deposit and freshen up our home (sadly am not expecting to make much of a profit as we bought at the peak of the market in 2007).

So, hello all, not entirely sure what the purpose of this thread is.....maybe people can reassure me that my much loved first home will soon be forgotten and we move on to something new, or offer some practical advice on getting the flat ready to sell on a minimal budget?

I have owned 3 homes, and lived in 6 (some work related) all of them I have enjoyed living in once I have made it my own, so I wouldn't worry.

I loved my first home, Ds1 took his first steps in the lounge there, many happy memories of him on his swing in the back garden, sigh.

We relocated with Dh's job so had to leave it behind.

Have a look at some home magazines to see how other people present their properties, I always nick ideas from them. Keep your target audience in mind when you start sorting stuff, have a massive clear out if you can, store stuff away in your own flat if possible, if not then at a kind friend or relative or failing that in storage.

We next moved due to lack of space, well that was part of it, and we stashed shed loads of stuff in a storage unit. Made everything look more spacious and very tidy Grin

I am sure I speak for a lot of us when I say we are a friendly and opinionated bunch on the Property thread Grin so post your questions here!

You will love the next place, I honestly don't regret any house move. We are now in our forever house which has room to grow with us.

Once you have decided to sell, you get sucked into the whole process of it all and by the time you get an offer, much less by the time you reach exchange, all you can think about is dumping the place and moving on. When you hand over the keys, you will think of your first home together as nothing more than a millstone Wink.
