Does cleaning a property before a valuation make a difference?

Our LLs are having the flat valued tomorrow. They are lovely people (fairly good friends) and have already expressed their guilt at considering selling the flat. We totally understand that 'needs must' so are not unduly bothered by it (not least because DP thinks the property will not be worth enough to sell - they bought at the height of the market).

I know cleanliness makes a difference for viewings but does it make a difference for valuation please? I was planning to run the hoover around today (do different bits on different days) but if it would make a difference then I'll skip some other things I have planned and do the whole flat properly.

Thanks... I normally would be hard-hearted but they are such nice people and clearly felt guilty for even considering selling the flat. So guilty that I've begun to feel sorry for them. Clearly I need to grow a bigger backbone!

What about doing the little odd jobs that are usually waiting around a house? Or the freshening up of wall paint?

They are the sort of things I need to get on and do ready for putting my house on the market and when having (hopefully) viewers. But would it make any difference having them done when the EAs come to value?

Terracotta That's a good idea, the flat in is pretty good nick but I could dust the skirting boards and try to get some of the marks off the walls (not from us, they are from the previous tenant who our LLs consider to have been a "big mistake"). I think when you live somewhere every day it's hard to see the little imperfections.

You sound like you are being very nice about it which is the best thing you can do for them. I have heard of tenants making it very difficult for the LL's to sell by not allowing EAs in to take photos etc. so I'm sure they're just relieved you are being reasonable.

I wouldn't go to any extra trouble for a valuation, but just give it a tidy before viewings.
