Cheeky offer on a house

We have seen a house we love and want to put it an offer in. It is overpriced and according to the EA, the vendors have already turned down a high offer (I take this information with a pinch of salt).

I want to put in a cheeky but realistic offer and ensure that the EA tells the vendors the reasons why it is low. Should I email the EA rather than call him? I don't want him to talk over me when he hears the price we are offering thus stopping me from getting my reasons across. Is it okay to put an offer in writing?

Go for it Mad. I see Santander are pulling the plug on mortgages and things seem to be getting more and more dire in the housing market which means it's better for us potential buyers. Personally we're waiting to see what happens in the London market but if your offer is cheeky, definitely go for it.

Do it - my friend made a cheeky offer on a house that she wasn't even expecting to be considered, and it was accepted. Definitely worth a try. Don't think it matters whether you call or email. If you call and he tries to talk over you let him finish waffling, then simply state 'I would still like you to communicate my offer of £X, and my reasons which are Z'. Good luck!

There seems to be two schools of thought amongst the EAs I know. One is that an offer is an offer, and they're not really interested in the whys or wherefores - they'll just pass it on and hope for the best. The other is that they can use 'cheeky' (and this is a very subjective term, remember) offers, particularly if backed up by logical reasoning/evidence as ammunition when explaining market realities to vendors (especially those of the more 'deluded' kind..).

The type of evidence that I'm refering to might be for example land registry figures showing local sold prices are at 200? levels and prices of any other properties that sold around that time.

I've always made offers in person but on a few occasions have confirmed via email (either to ensure an offer will be passed on or if the offer has been conditional on anything).
