survey results - bad or ok?

does this sound ok or should I run away creaming?

  • Cracked chimney pots noted to the front and the rear chimneys, allowing water penetration into the loft. Some of the roof timbers are likely to be damp, which can lead to wet rot or dry rot.


  • Damp timber and flight holes of wood beetle infestation were noted to the cellar. Again Timber preservation specialist's inspection and treatment recommended.


  • Artex finish was noted to the ceiling in the rear bedroom. Artex has been known to contain asbestos chemical. The artex should be tested and if positive should be removed by specialist contractors.

Doesn't sound too bad to me (am assuming the house is fairly old?) but the cellar is likely to be the biggest problem. Can you get into the attic and have a look at the roof timbers? You should be able to see what they're like. Chimneys and the stuff that goes around them being cracked is fairly standard on older houses.

Re the cellar - you can get a timber preservation person to do you a quote for nothing. If the wood beetle infestation has been and gone, then there isn't a problem but it might be if it's current. Ditto the damp. It might not be a big deal but it might be something to pull out over. The only way to know is to get it checked out.
