can i apply to rent a property without a guarantor?

i've never rented through an agency before, it's always been through advertisements on gumtree or newpapers. the contract on my house is up on 30th of june. my landlord has a new tenant ready to move in then. i desperately need to move as the place is just horrendous to live in. i have been looking for a new property for the past 2 months and no luck so far. i applied for one and was accepted but the agent failed to tell me this so i agreed with my landlord that i would stay until the end of june and the agent wouldn't (understandably) wait til then. so i have been viewing properties and have found one that is a great price, in a great area with a garden and a driveway. it is with an agent and i have to have a guarantor. i am going to ask my mum to act as guarantor but i have spoken to my dad (their money is joint so it is up to him aswell) and he is refusing to agree to it. his reasons are that he says it is a bad area. it really isn't. my dad has never lived in this town and doesn't know anyone from the area, he just doesn't liek the town at all, it isn't somewhere he would chose to live and he cant understand why i live here but it is my home, i have raised my dcs in thsi town, tehy go to school here, and all their friends live here. we really wouldn't like to have to leave this town. my dad is quite a negative person, about everything really. it is a running joke in our family but none the less, it is his money and my mum wont agree to be guarantor if he is against it. so what happens? can i still apply anyway or will they not even look at my application? i'm getting panicky now as most of the houses in this town are being let through agents and if i can't get a guarantor then i wont be able to rent. what do other people do?

BTW i get housing benefit that would cover the full rent on this house so missing payments and causing my mum to pay wouldn't happen. thsi isn't what my dad's concern is.

i can provide a reference as my landlord has said that wont be a problem and i can show my rent has always been paid. i could probably afford to pay 3 months in advance using my sons' savings. should i put that on the application form?

i have to pay a fee of £30 for a credit check. is this the type of fee you mean?

thank you for your advice. i am aware i might not even get this property as i have pets and i know that puts alot of owners off but i will apply anyway as it is a great house.
