what do you make of these?

www.michaeljones.co.uk/property-howard-road-west-sussex-lan120122-full.html

picture of our back garden looks a bit poor to me....

but the lounge looks nice. wish i'd remembered to tidy the radio out of the kitchen...seems rather brief too, though i think they say they don't want the whole house shown as they want people through the door.

The picture of the garden is very poor.

It says it has far reaching views yet does not have a picture of these views (that may sway a buyer)

Bungelow looks in good/move in condition.

Cannot comment on price as am unfamiliar with the area.

I would want to see pictures of the bathroom & bedrooms too.

that's a dreadful garden picture!

and i like to see ALL the rooms, othewise it seems the house is very very small

and yes, if the views are good they should whack one of those in too

I like pictures of all of the rooms, I see the EA's point, but I'm busy - I want to see as much as I can online before I make a viewing.

Is the lounge on the front? And therefore the garden is north facing? I would probably leave that bit out of the description.

Also agree I would like to see the views!

Other than that it looks very nice and in good condition.

Are you near some good schools? Might be woth putting that in, and if you are near a park etc.

it may have far reaching views, but i'm not sure how well you could photo it into strong morning sunshine...

they missed out that we back onto downs....

don't know why no bedroom photo, bathroom might be hard as tis small (though has all the necessary objects..)

our back garden gets plenty of sun - is up a slope, therefore still south facing!
only the patio bit is in the shade of the house (not even that in summer)

i hope they elaborate on it... the guy took notes as he went round
our fire works as well :) husband is disgruntled as they weremeant to check through....

i really worked at tidying the house so i hope there were other things that could have been shown....(have turned into parent who picks up crumbs..wah!)

Four pictures is not a lot - it makes me think you are hiding something! That picture makes the garden look the size of a postage stamp with an overgrown hedge at the bottom. Need one of the views. If your garden really does look like that then don't have a picture of it Wink

Is this the house next door to you?

I would insist you get pictures of the view up. When there are 2 houses up together then you have to be on your game, your neighbour's house needs updating, its clearly not as up to date as yours, and looks vacant so should be a popular choice for people looking for a bargain. Its also bigger.

You are going to have to make your listing jump out at people.

Definitely should put details in about school catchment.

Actually the pic of the front is not that good either - it looks like they have purposefully chosen the angle that gives the least clear view...

The pic of the front looks like the house is hidden.
The pic at the back isn't a great one.
Lounge and kitchen are very good.

When agents don't show pictures of all the rooms its usually because there's something wrong with them!

Don't worry about the radio, I'd put microwave in garage for next pictures, kitchen photo seems to look down.

Garden looks quite small in comparison to width of house.

When I can't see bathroom I always presume old suite needs replacing, too few photos also makes me worry about what they don't want me to see!

Good luck

The pic of the front is ugly. I like privacy but having the huge bushes just hides the house. They should have stood on the drive

You're just up the road from the PILs. The local secondary isn't wonderful (even if the primary is oversubscribed).

1st photo looks like the house is hiding.

garden photo is pretty bad.

your kitchen and lounge are gorgeous Envy

agree you need photos of the views, and the bedrooms.

can you have a floorplan added? they always helped us decide on viewings - we found that no floorplan normally = small/poorly maintained property.

The front of the house looks like it's hiding behind a hedge, so have you thought about taking the taller bushes out so the architecture can be seen?

With the garden picture, you need to touch up the lawn and maybe put a piece of designer garden furniture in the picture, eg bistro table and chairs.

the huge bushes are real, and i think when we bought the house, the picture was of the doorway (thus avoiding them )

bathroom was done 18 months ago and is white and chrome. might look small - and you'd need a fisheye lens to get the whole thing in - but would have though they'd have that!

"

this is what i am wondering now! i'd rather they just said, cos i spent a bloody age tidying in advance to make it all look nice and if there were stupid things i missed then i'd rather they'd just said 'oh, get that out of the picture'...

Our bedroom is big, and not to have a photo seems a bit of a loss.

It's exceptionally tidy and clutter-free! Shock I agree about the garden photo - it makes it look as though the garden is too much in shadow. i would say it might be better to stand at the rear of the garden and photograph the back of the house instead, at a time of day when the sun is overhead.

True Fact: I used to go to regularly to Sompting Abbotts boarding school for PGL-type summer camps when I was a kid. Ah, the memories..... Grin

I would take the shrubs at the front down below the bottom of the window, better back garden pictures, and a picture of the main bedroom at least.

It is crap. to be fair, i don't think someone with teenage kids would buy our house anyway.

It does rather look like the house is trying to hide behind those bushes Grin

In these days of the internet it's normal to see 10+ photos, a floorplan and detailed description including room sizes. It looks a bit funny to see such a minimal listing. People coming a distance might not bother to view as they can't assess whether or not it's worth a visit. Is your agent stuck in 1975? I would assume the house is

The back garden isn't that groomed (a bit like mine Blush), if they are only having 5 pics every one should be a stunner.
