Query on permitted development and planning permission?

Hi, I am viewing a property, it is a corner plot both sides on side roads.

I think I can't do pd side extention can I? Do people get pp for corner plot side extentions?

Do you mean the back of the house and the side of the house are both next to roads? I'm not an expert by any means but I think permitted development does not include extensions that mean the property is closer to the highway from the front or the side (I think you'd be OK at the back) - I interpret that as a no to extending under permitted development.

However, you can still apply for planning permission. The house at the end of our cul de sac gor permission for a side extension (double storey initially refused but single storey granted).

Mandy, thank you. Apologies, the front and side face the highway, and I was thinking of doing a possible side extention. There is as much land at the side that could fit the same size of house already there again, so plenty of space.

If it's on a large plot as you describe then I suspect you might be ok - ask the opinion of your local planning people

Planning officer here. You will need planning permission. Side extensions on corner plots can be tricky if there isn't a lot of room but otherwise are usually OK. Establish what the building line is along the street your property sides onto. Don't project further than this. Also bear in mind that if you have loads of room and no issue with the building line then the extension still needs to look proportionate to the original house so you might not be able to, for example, double the size of the house.

Most Councils have policies on corner plot extensions so have a look at your Council's website. Look for Planning Policy, Supplementary Planning Guidance / Documents, House Extensions / Residential Development or similar. If you are happy to say which Council it is I will have a look for you.

Thank you. I am going to view it and another house tomorrow.

I was just thinking of adding a utility, wc, shower and a new living space to the side, so single story.

I had a look at the house today. There is another issue. There is a short wall between the back garden and the highway. Now I know you need planning to raise the height.

There is parking at the rear. Would I be able to leave the low wall, add a path my side of the wall for access between the parking and house with a six foot wall inside my garden. So from the highway you would see, low wall, path and highwall. From the garden you would see just a high wall.

Then could I have a small gate between parking and boundary with highway and then internally the path etc, and a high wall inside the garden surrounding the parking space?

Can you do that?

Would depend upon the effect (if any) on visibility for traffic at the road junction.

Draw a rough sketch with some dimensions, take a few photographs and speak to the local planning officer.
