We haven't moved since home reports were introduced. Are they all you need or do you still get a survey done as well (basic one)?

Hi I think in most cases a home report is all you need to look at. I have heard of some lenders wanting one of their approved surveyors to carry out a survey but if this is the case its often free and the lender organizes it. I think also if the home report is more than 3 months old some lenders want it to be refreshed but I am not sure whether the seller or buyer would pay for this. Home report are fairly detailed and flag up anything requiring further investigation. Some website such as espc in Edinburgh area let you download it directly from their site. Saves you getting your heart set on a property and then finding out it has issues!!! Hope this helps.
