I would agree start at 155 and work up, reaction of agent to that offer will give you an indication of how high to go.

I see it's been on for over 2 months and recently reduced here

definitely start low, I expect they really want to be shot of it so unless there is another buyer you might be able to get a good reduction. Good luck.

It has bags of potential but needs a lot spending on it. All you can do is get in there and start the ball rolling. Be ultra cool and professional with the agent.
