Building regs certificate

We are looking to sell our house in the not to distant future. However I can't find the certificate for the work done by the previous owners. I know that the lack of certificate was flagged up by the surveyor and passed on to our solicitor, so should he have definitely have obtained it prior to completion? Having a slight panic that one hasn't been issued!!

Did your solicitor take out an indemnity policy against lack of building regs certificate? If the work was done years ago, that is the most likely course of action. Are you using the same solicitor this time? Ask him how the matter was resolved.

I can't find any documentation about the indemnity insurance. The work was done in 2002/2003 and we bought the property in 2004. Arrgh!

Building Regs Certs are issued by the Local Authority. They should have a copy.

And to be honest building regs certs for work done nine years is not that relevant now, surely

Yes, they are still relevant. Most mortgagees insist they are obtained for all work, however old. Go to the local authority and get copies, they sometimes take a while to produce them, so get them now.

If you suspect at all that BR were,TNT issued then don,t alert the council or you won,t be able to get an indemnity policy
