AAAAGGGGHHHHHH- this is getting silly- I REALLY need to sell my house!!!!!

We have only been on the market for 6 weeks but there is a bit of a story here....

My Mum is living with us after brain surgery back in December and we really, really need somewhere bigger. Both houses are on the market but realistically, if we sold one of them we have seen a new house that we can part-ex on as long as one house is sold.

I even went to said new developer last week and was nearly on my knees asking them to part-ex both houses. Smile I am on a course of clomid at the moment and I don't think this is helping!!!

I need space, I need to sit round in my pants, I need to poo in peace Grin


We have alreday reduced my Mum's house, they are both in good order (immaculate in fact) and the estate agent isn't really giving us much more to work with other than reducing the houses to obscene levels. We have not even had one viewing and I'm getting slightly twitchy.

Is it just the time of year? Is there anything I can do other than reduce the price? Have you ever been in this situation? What did you do?

I need help, I need kind words, I need constructive advice.

Not a lot is selling at the moment apart from really top end of the market.

I guess you need to sell for less than you should do, and advertise the houses EVERYWHERE you can possibly think of.

The time of year is pretty good for selling.

Where are you? I think different parts of the country are witnessing very different property markets at the moment. To have had no viewings in six weeks is pretty dire. It does suggest that either nothing is selling around you or you are on for an unrealistic price.

To give a comparison we had 15 viewings in our first week on the market and a decent offer within three weeks. We are in London though and our agent was very good.

I know that Mums house could do with different photos but we havent had much time recently. We have reduced hers by 5k.

Estate agent says nothing much happening at present but he has 6 houses on our estate up for sale and one with another agent round the corner sold within a week. Hmm

As we cannot see the houses / or their rightmove link (hint Smile), we can only assume it is the price.

How do the houses compare with others in the area which have recently sold?

your house - is it 2 or 2 bed???? You only have a table for 2 which kind of makes you think it is too small for a family house....

Mum's lounge is too cluttered and the garden barren.

Could do with improving the kerb appeal of it.

How long are you tied into sole agency for?

the estate agent is telling you that your current asking prices are unrealistic


If a developer does give you part exchange, they will be taking the hit on your houses, in return for making a very fat profit on the new build you buy.

Hassle the agent, pop in and harrass visit them everyday. Ask them how many people looking for a 3 and 2 bed in the price ranges.

Ask them for feedback.

Get them working!!!!

Mum's lounge is lovely but too cluttered.
Mum's garden could do with some shrubs / flowers
Kerb appeal for mum's house - a few pots with something lovely will work wonders
Picture of kitchen in mum's house make it look like it is just 3 units and a door. Maybe it is, but no need to advertise the fact.

Your house - lovely and well presented. Agree with the table in the kitchen though. What use is a table for 2 in a house for 3 or 4. Get rid of that picture and get est agent to include a better picture of a different part of the house.

So basically everything that CarGirl has said...

Other than that, not sure. Could you get the agent to hold open days on both houses? You could prepare an info pack on both houses - local amenities, schools etc for all viewers to take away )computer printed, nothing posh)

And have another look at pricing.

Have similar houses been selling recently?

(you can check on rightmove, zoopla or
nethouseprices)

prospective buyers will be bearing those prices in mind when considering offers

Take down the picture of your DD in the kitchen and put up something less personal and get that cat out of the house when the agents come around, I know people who would sneeze looking at that photograph.

Agree with get rid of cat - that would keep me away. Had a look on Globrix and the houses look like they are priced in the right ballpark.

Did the agent sell to you on the fact they have "loads of people on our list queuing up for houses like these so sign up with us"? If you've had no viewings then your expectations and their sales statements were completely fictitious - they would have been in your houses, seen what pictures were taken, suggested suitable prices, etc. - and clearing they were wrong and misleading.

On that basis you may be able to argue that you chose them as they had made that statement and you had an expectation of some viewings at least. It might give you some leverage to get out of the sole agency part of the contract.
