Standard leases tend to be 9 years, but you can break after 3 with no penalty by giving 3 months notice. When you sign the agreement, you need to open a secured account with deposit of 2 months rent, or you can arrange a facility with your bank. Before you move in you need to get an Etat De Lieux done. A surveyor comes and does a very detailed inventory. You will have to pay for this, about 150 euros I think.
Extra costs on top of the rent: gas, electricity, phone, water, insurance (plus if you employ a cleaner/babysitter you need to ensure they are covered by your house insurance), cable tv is quite standard. We have a 4 bed house and our bills are currently around 350 euros per month.
