Landlordy Legal Requirements etc...

My Mum and cousin have just bought a house which they are going to do up and then rent out.
Does anyone know of a site/book/idiot guide to how-to-rent-a-house-out sort of thing? Responsibilities etc?

There are a couple of landlords associations which would probably have suitable hints and tips.

Certainly there have been a number of mentions in recent months about aspects of being a landlord - such as estate agents taking a fee and continuing to take that on renewal of tenancy even when the same tenant is in situ, so the estate agents have done no actual work... ("Foxtons case" in case you want to search about it)...

Also about the legal requirement to meet Tenancy Deposit Protection (there are penalties in the form of fines, if a deposit is taken and not protected from misuse by landlord, and difficulties if needing to have tenant evicted for non-payment of rent.

National Landlords Assoc (their documents area is only open to paid members)

documents from Residential Landlords Association has lots of documents to read!!

I wish them good luck - they might find a local landlords association and seek information from an existing landlord (or three, in case they meet a dodgy one who gives them duff info!)

I currently let out my old flat and manage a house for a friend. I found this book very straight-talking and useful.

Would agree that joining Residential Landlord's Assoc is also a good idea. They can learn a lot just by reading the forums and if need further advice the helpline is worth the fees alone!

If they can find a local landlord's group good luck to them - I've failed so far!
