Where do we stand

We are in the middle of a house purchase. All cash no mortgages so simple etc etc. Sellers set exchange for last wednesday and completion friday. I paid the deposit wednesday and heard nothing all day. Our solicitor said they weren't answering phone and we left it for the day. On Thursday I transferred the balance to our solicitor for completion friday and nothing! Dp took Friday and today off work so that we could get our stuff out of storage saturday and clean etc today. Now today we have heard nothing even though the estate agent rang sat am and said seller was so sorry and Monday AM at latest. So today nothing until our solicitor rang us at 2 to say they still aren't answering. So it won't be today. We have had to re pay storage and now dp back at work tomorrow. We are in a rental so not homeless but dp has no more days to take before April!!!!! Does anyone know where we stand legally as I know if the buyer fails to complete there are costs involved but not sure about the seller

Hi I'm sorry to hear about this. Tell your agent to find out what the heck is going on. Also ask your solicitor to find out from the vendors solicitor what the heck is going on. Just go for it and don't worry about being demanding, these people are taking a fee off you to make the sale happen, just keep calling till you get an answer. If you hear nothing within a couple of hours on Monday, then you need to ask your solicitor what your options are. Only they can advise you on this as depends what was in the sale contract. Consider speaking to the vendor directly if you get no joy from your representatives but note losing your temper may not help things along so be canny. Be prepared to have your stuff in storage for longer than you were prepared for, unfortunately this is the nature of the English legal system. Good luck.

have you actually exchanged - check with your solicitor - sometimes it happens on the same day as completions - and ring both the estate agent and your solicitor to find out what the delay is
