Looking for something between the Commons, near Northcote Road etc. family of 4. Not started looking properly yet, so early ideas welcome. Budget around 950-1m, I suppose. thanks!

Don't live around there although I know the area reasonably well.

I would have thought the first thing to take into account is schooling (assuming that you are considering state rather than private education for your DCs) and then work backwards from there, in terms of catchment areas of desirable schools ;-).

Good luck!

PS You might get more replies if you post it in the Mumsnet Local Wandsworth section?

A house? Asking prices between the commons more like £1.2M +

Yes, a house. Doesn't have to be strictly between the Commons, anywhere around Northcote Road is good, keen to hear views on roads. Could possibly go higher.

Sorry, but Between The Commons / Northcote Road area is not Clapham. It's in Battersea.

It might be near Clapham Junction station, but Clapham itself is about 1-1.5 miles away and is a separate area.

Also Clapham, itself, is in the London Borough of Lambeth, whilst BTC/Northcote is in the London Borough of Wandsworth (useful when you're thinking about Council Tax).

I suggest you get onto Rightmove and use SW11 and £1M +/- as your start search criteria.

leobear, have a look at those houses that hardboiled has found for you. They're really nice and in good roads.

Thanks hard boiled, that's really kind of you. I had seen those on right move, but was wondering what the streets are like. Very early days, as I say - DH off to see mortgage adviser today, to get a better idea of budget.
FruOla, thanks for clearing that up! I find the Battersea/Clapham distinction confusing, as you can tell....feels like Clapham to me, but you are right.

FruOla Thu 07-Mar-13 10:39:07

It all started when Clapham Junction was first built. In those days Battersea was considered to be very down market, whilst Clapham was rather genteel. So they decided to call the new station CJ instead of Battersea J! But it causes great confusion, now, to people who aren't familiar with the area. Even the BBC can't seem to get it right sometimes grin

I only mentioned it because if you put Clapham into your search criteria you could end up being directed to a completely different area.

Really? That's v interesting, I would instinctively think of Battersea as posher than Clapham (not that I mind about these things at all!). I've spent a fair bit of time socialising etc on NC Road, and we did look at some houses a few years ago, but couldn't afford any of the nicer ones. Budget gone up a bit now, so I'm hoping we can get something reasonably close to NC Road, not sure whether that counts as between the commons?? So much mystery!!

FruOla Thu 07-Mar-13 11:08:10

CJ station was built in the late 1800s, when Battersea probably was a bit down at heel. A lot has changed since then and, so yes, those parts of Battersea that you're looking at probably are posher than some parts of Clapham now.

BTC is, literally, between the Commons. If you look at a map of the area, it's all those roads between the west side of Clapham Common and the east side of Wandsworth Common, so NC Road counts as BTC.

FruOla Thu 07-Mar-13 11:14:41

Actually to define it even more, BTC is the area between these roads

North - Battersea Rise
East - Clapham Common West Side
South - Thurleigh Road, or Nightingale Lane - opinions can differ on this one!
West - Bolingbroke Grove

The Taybridge Rd house is lovely.

If I was moving there now, I'd go to any of those roads leading off Northside; Taybridge, Forthbridge, Stormont etc. You'd be in easy walking distance of ncr, CJ, Queenstown Rd and town, Lavender Hill, Clapham High st and the Common.

Good luck smile

Hugely helpful, thanks so much to everyone who replied. I guess we need to get viewing!

FruOla Thu 07-Mar-13 15:12:36

Good luck - have fun - and don't get too stressed by it!

Nothing to add but just wanted to say this thread has really taken me back - lived one street away from Northcote Road when DH and I were first together and spent a lot of time in this area - in the shops, on the Common, in the pubs. I often see it mentioned as being quite smart/desirable and it makes me smile that we ever afforded to live there (although we were only renting and it wasn't quite as expensive then).

Good luck with your search OP, it's a lovely area.
